October 2026 update

The remedial works at Kingsland Gate are due to restart w/c 12 October 2026.

The plan below shows the 4 main areas that need to be addressed over the coming few weeks:

Hammerhead at top of The Fairway – w/c 2 November to w/e 20 November

Work here will include removal of debris and large stones within the red hatched area to the right of the hammerhead in the open space, building up of this area to match the height of the existing acoustic bund (tapering off to the road) and introducing top soil to the whole area ready for subsequent laying of a geotextile membrane and seeding by the landscapers. This build up and topsoil levelling should take 2 weeks from w/c 2 November.

The area of the hammerhead that needs its final road surface, will also be planed and resurfaced (extent shown by the photo below). Please note that all tarmacking along The Fairway (excluding the bellmouth) will take place w/c 16 November over a couple of days. Unfortunately, during the planing and tarmacking access on/off driveways for the following properties located on the hammerhead (37, 39, 41 and 48 The Fairway) will not be possible. We will look to keep this disruption to a minimum and will advise those affected properties nearer the time as to likely duration on the day of works when vehicular access will be restricted.

 

 Area near the Junction of The Fairway with Carnoustie Drive – w/c 12 October to w/e 30 October + planing and tarmacking w/c 16 November

Work here is required to address concerns raised by Southern Water about standing water depths in a 3m section of pipe in this location. Excavation to 3.8m deep will be required. Vehicular access will be maintained during excavation with the ground workers ensuring safe passing of vehicles.

 Properties immediately affected by the proximity of the excavation works include 11 The Fairway, 18 The Fairway, 20 The Fairway and 2 Carnoustie Drive.

Planing and tarmacking works to the area shown in photo below will take place over 2 days w/c 16 November. Unfortunately, this work will require the temporary closure of The Fairway as the Council will not accept the road tarmacked in 2 halves. We will advise nearer the time of exact dates and times of the closure and which properties at Kingsland Gate will be affected.

 

On road between 5 The Fairway and 16 The Fairway –  w/c 12 October to w/e 30 October + planing and tarmacking w/c 16 November

Work here is required to address concerns raised by Southern Water about standing water depths in a 2m section of pipe in this location. Excavation to 3.6m deep will be required. Vehicular access will be maintained during excavation with the ground workers ensuring safe passing of vehicles. 

Planing and tarmacking works to the area shown in the photo below will take place over 2 days w/c 16 November. As above, unfortunately, this work will require the temporary closure of The Fairway as the Council will not accept the road tarmacked in 2 halves. We will advise nearer the time of exact dates and times of the closure and which properties at Kingsland Gate will be affected.

 

 Work to bellmouth (junction of The Fairway with London Road) – Date TBC

Work needs to be undertaken in the bellmouth of The Fairway to address a collapsed drain and areas of pooling water on the tarmac. Excavation will be required to address the collapsed drain (The first photo below shows drain and area of tarmac reinstatement), with planing and retarmacking also required to address the pooling of water (final photo). 

Unfortunately, due to the location of these works the exact dates will be determined by the Council as it will require traffic management on London Road and this must not conflict with other planned works in the area. As soon as we have dates confirmed we will share these with residents. 

We anticipate that with traffic management in place access/exit from Kingsland Gate can be maintained through both the excavation and the tarmacking.
